MAISONS MEREAU - Rental agreement

 
The tenant and landlord declare to have agreed as follows: 

Subject of the lease 

 

Maisons Mereau consists of 2 holiday homes for 32 people per house. The houses can be rented separately or together. 

The landlord rents out one/two fully equipped and furnished holiday homes for a maximum of 32/64 persons (including children and excluding a maximum of 2/4 babies).

Description of the holiday home 

  

Per home 

GROUND FLOOR 

entrance, living room, open kitchen, utility room, toilet, bedroom for 4 persons and disabled bedroom. Each bedroom has an attached bathroom. 

UPPER FLOOR 

8 bedrooms for 2 persons, 2 bedrooms for 4 persons. Each bedroom has an attached bathroom. 

BASEMENT 

Cinema/projection/interactive games room 

Bar area 

Storage room 

Laundry room with washing machine and dryer 

OUTSIDE 

Enclosed garden with terrace and barbecue 

The houses are connected to each other via the basement. 

 

  

1. Duration of the rental, arrival and departure times 

The rental agreement is concluded for a duration as agreed upon at the time of booking. 

We welcome you from 4 pm and kindly ask you to check out on the last day by 11 am at the latest. On Sundays you can stay until 5 p.m. at the latest. 

We ask you to inform us of the estimated time of arrival by telephone a few days before arrival. 

 

2. Reservation 

Reservations are made online via the booking system. You will receive a detailed email confirming your reservation. The reservation is binding and final after payment of the deposit. 

By paying the deposit, the tenant agrees to the terms and conditions included in the rental agreement. 

 

3. Payment of the deposit, rental price and costs 

The deposit is 50% of the rental price. This deposit must be paid within 7 days of booking. The reservation is only binding and final in the event of timely payment. 

The price includes: 

  • Electricity 
  • Heating 
  • Gas 
  • Water 
  • Dishwasher products 
  • Toilet paper 
  • Garbage bags 
  • Wifi 
  • Kitchen package (kitchen linen, sponge, dishwashing liquid) 
  • Care package (shampoo, shower product, soap) 
  • Final cleaning 

 

Excessively high consumption will be deducted from the rental deposit.

The balance of 50% of the rental price and the deposit must be transferred no later than 2 weeks before the start of the rental period. All payments due under the rental agreement must be made according to the instructions in the email you receive. 

Reservations for a stay within 2 weeks will be paid immediately in full, together with the deposit. 

The tourist tax (2€ pp/night) will be added to the final price at the conclusion of the reservation.
During your stay, you can make use of our multifunctional coffee machine. With this, you can prepare various coffee variations to your liking for €0.35 per cup.

 


 

4. Rental guarantee 

At the same time of payment of the balance, a deposit of €1500.00 must also be paid. 

If there is no damage or alienation in the holiday home, the landlord will refund the deposit to the tenant within 8 days at the latest on the account number indicated by him. 


5.    Cancellation 

If the tenant wishes to cancel the rental of the holiday home for any reason, he must immediately notify the landlord. A telephone notification of this must be confirmed by email. The tenant may terminate the contract at any time, subject to payment of a fixed compensation amount determined as follows: 

  

  • Up to 4 weeks before arrival: 50% of the rental price 
  • Up to 14 days before arrival: 75% of the rental price
  • Within 14 days before arrival: 100% of the rental price


 In the event of late payment of the remaining amount of the rent, this automatically means that the rental is cancelled, whereby the landlord may retain the deposit as compensation. 

The landlord reserves the right to terminate the agreement due to force majeure. In that case, the tenant will be informed of the cancellation of the rental contract as soon as possible and will be refunded the rent paid within two weeks of the cancellation.
 
 

6.    Liability

 
The landlord is obliged to make the holiday home available to the tenant in good condition on the agreed date and time. In the event that certain defects are found by the tenant upon occupancy, he must immediately inform the landlord, otherwise the holiday home is deemed to have been handed over to the tenant in good condition.
 
The tenant is liable for damage caused to the holiday home by himself and/or by his travel companions or visitors.
 
All costs for repairing damage or replacing damaged items are at the expense of the renter. The costs will be deducted from the deposit. In the event of extreme damage, the deposit can be fully withheld. If any damage caused exceeds the amount of the deposit, it will be invoiced afterwards.
 
All damage must be reported to the landlord before departure.
 
Pets are not permitted in the holiday home. If it is determined that animals have been present in the property, the landlord may charge compensation for this, depending on the additional cleaning costs and/or damage caused. 

 

The landlord is not responsible for accidents in or around the property. The tenant is responsible for theft and damage to the contents. 

 7.    House rules

 
The tenant shall occupy the holiday home with due care and attention. This includes the following agreements: 

  • We do not rent to groups of young people. The minimum age is 21 years. 
  • After 10 p.m., we request absolute quiet outside. Music may be played using the music system provided. Personal music systems and speakers are not permitted.
  • The holiday homes are designed so that the basement can be used for parties with music.
  • Subletting or re-letting is prohibited
  • Smoking is strictly prohibited inside the property. Smoking is permitted outside, where an ashtray is provided. 
  • Pets are not permitted for hygiene reasons. 
  • The holiday home is rented out as holiday accommodation for a maximum of 32/64 persons. It is not permitted to occupy the property with more than 32/64 persons (with the exception of 2/4 additional children under the age of 2). 
  • If the number is exceeded, 25% of the rental price per additional person will be charged. This will be deducted from the deposit. 
  • Tents, caravans, campers or similar are prohibited. 
  • The tenant may not make any changes to the holiday home.
  • The agreed arrival and departure times must be respected. 
  • In case of wind or rain, doors and windows must be closed.
  • When absent, the property must be locked.
  • Wi-Fi is available in the house. The password is stated in the welcome brochure. 


On departure we ask you to leave the house in a neat condition, we expect the following from you:
 

  • Waste is sorted in the correct bags/containers. The bags for residual waste and PMD are made available and are in the utility room. At the front of the houses there are containers for residual waste, PMD, cardboard and glass.
  • The toilets and kitchen appliances must be left clean and the dishwasher emptied. Kitchen and bar utensils are cleaned and replaced in an orderly manner. 
  • Used bath and bed linen should be collected and left in the entrance hall (separated). Please leave 1 duvet and 1 pillow on each bed.
  • The house is left swept clean.
  • If you leave excessive dirt behind in the holiday home, terrace and/or garden, a surcharge will be charged for the extra number of hours of cleaning and tidying up.



8. Handing over the key

 
The access code will be handed over a few days before arrival via email or WhatsApp.
 

9.  Inventory 


At the end of the tenancy period, the tenant is requested to indicate whether certain items of household goods need to be replaced.

11. Place of jurisdiction
 

In the event of a dispute, only the court of Veurne is competent.
